Through a systematic study of the 6R model of urban renewal (Reduce, Resuscitate, Reuse, Recycle, ROT, and REITs) towards ecological civilization, it analyzes its theoretical connotations, policy support, and implementation mechanisms, and explores how to achieve systematic integration. The findings reveal that the 6R model constructs a full-cycle closed loop from planning to financing through the concept of "small-scale, incremental, and sustainable" renewal. The Reduce model lowers demolition costs, the Resuscitate model achieves environmental revitalization, the Reuse and Recycle models promote efficient resource utilization, the ROT model introduces social capital via concession operations, and REITs provide sustainable financing channels for renewal projects. These models mutually support and operate synergistically, forming a comprehensive methodology for urban renewal with Chinese characteristics. The study recommends further improving the policy framework, innovating technical standards, and optimizing financial instruments to promote the widespread application of the 6R model across different urban levels, thereby achieving high-quality urban development.
