基于业主和物业服务企业的委托代理关系不断恶化的现状,本文尝试运用基于交易费用理论来分析业主与物业服务企业的委托代理关系,认为其委托代理问题产生的主要原因是业主形成单一委托人的交易费用过高。最后提出解决业主和物业服务企业委托代理问题的办法,分别是物业服务费的定价问题和如何降低业主形成单一委托人的交易费用。

In recent years, the relationship between the clients and the property service enterprise is deteriorating. Based on the present situation, this paper attempts to use economics theory to analyze the owner and the property service enterprise of the principal-agent relationship. After analysis on the system and find two ways to solve the principal-agent problem between the clients and the property service enterprise,which are how to price the property services and reduce the price of high transaction costs.
