武汉地铁4号线住宅价格的影响因素及轨道交通效应

为深入研究城市轨道交通站点对沿线住宅价格的影响,利用武汉地铁4号线沿线住宅楼盘样本数据,分析住宅价格的影响因素及轨道交通效应。在对地铁沿线住宅市场细分基础上,选取相应的特征价格变量,构建了特征价格模型进行定量分析,验证了武汉市地铁4号线对城市住宅价格的效应。结果表明,沿线住宅价格受到多种因素共同作用,其中武汉地铁4号线开通对沿线住宅价格的提升作用显著,在影响范围内随着离站点距离增大,增值效果减弱。

o further research the impact on residential property value of urban rail transit sites ,the data of house value around Wuhan subway line 4 is used to analyze the influence factors and rail transit effects. Basing on the market segmentation of residence along the subway line, this study builded a hedonic pricing model for quantitative analysis and verified the impact on residential property value of Wuhan subway line 4 . Result shows that the price is affected by many factors, including the Wuhan subway line 4 opening effect on the rising value along the significant, within the scope of influence increases the distance from the site, value-added effect weakened.
