利用已有苏州市区地价相关的数据指标,构建了可用于苏州市区综合地价水平预测分析的GM(1,1)模型,据此模型对苏州市区未来几年的综合地价进行了预测,模型预测结果与苏州市区的地价历史变化趋势拟合度较高,符合苏州市区社会经济及土地市场变化规律;又借助灰色关联理论对影响苏州市区土地价格变动的各个因素进行了关联度排序与探讨,为政府、企业、个人做出正确决策提供了参考。

Based on the existing data and index about land price of Suzhou city, the GM(1,1) model used to predict the land price in the coming years of Suzhou city is constructed and the prediction of land price indices for the region is conducted. The simulated results matches with the historic data of urban land price in Suzhou city, and the predicted results accord with social economic development and land market. Then put in order on the degree of association and discussed the influence factors of land price change of Suzhou city by using the grey incidence theory, it provided the reference for the government, enterprises and individuals to make correct decisions.
