南京市地价差异及区位影响因子研究

Research on Variations and Location Factors of the Land Price of Nanjing

本文以2002~2006年的土地出让交易数据为基础,对南京市的土地交易价格的总体状况进行了分析,得出南京市的地价较为稳定和地价分布符合南京市国土局对城区各等级规划的结论。并利用Eviews软件,建立起住宅、商业、二类居住用地价格与影响其分布的区位因子的最优模型,结果表明南京市已进入多中心的城市发展阶段。

Based on the data related to the land deal of Nanjing during 2002 and 2006, this paper analyses the situation of the land price, and concludes that Nanjing’s land price, according with the land grade framed by Nanjing Municipal Bureau of State Land and Resources, is stable. And a best model about the relationship between the land price and some location factors is built by the means of software “Eviews”, which leads to a regression analysis result that Nanjing has been in the stage of multi-centered city.
