合同能源管理模式下被改造居住建筑剩余使用寿命研究
Study on the Remaining Service Life of Existing Residential Buildings Under the EMC Model
合同能源管理自引入我国以来,已成功应用于工业节能领域和公用建筑节能领域。但由于我国当前处于新型城镇化进程中,城市拆建较为频繁,既有居住建筑剩余使用寿命难以确定,因此影响合同能源管理模式下既有居住建筑节能改造投资回收期的确定,从而使得合同能源管理在既有居住建筑节能领域发展较为缓慢。当前我国居住建筑寿命受城市规划、消费者、社会、土地等外部因素影响较多,受建筑结构本身影响因素较少,因此根据威布尔分布原理,建立居住建筑威布尔二参数及三参数寿命估算模型,估算出特定区域内居住建筑平均实际使用寿命,从而得出被改造居住建筑的剩余使用寿命。
EMC model has been successfully applied to the field of industrial energy saving and public buildings energy saving since it was introduced into China. However, for our country in the new urbanization process,urban construction and demolition of residential buildings are frequent, it is difficult to determine the remaining service life of the existing residential buildings, which influence the decision of pay back period of the residential buildings energy saving reconstruction under the EMC model, so the development of EMC model in the field of existing residential buildings is slow. So establishing Weibull distribution life-span calculation model to estimate the average actual life of residential buildings in specific area, and then get the remaining service life of residential buildings.
