银行信贷对房产价格泡沫的影响
STUDY ON THE EFFECT ABOUT THE BANK CREDIT ON THE BUBBLES IN ASSET PRICES
我国房地产投资近几年仍然高速增长。银行信贷在支持我国房地产业蓬勃发展的同时,也相应积累了了大量的风险。本文对我国银行信贷对于房产价格的影响进行研究,本文中的银行信贷包括了信贷的量和信贷的政策。建立模型来说明银行信贷的存在对于房价泡沫的影响,以及银行信贷政策中抵押贷款首付比例对于房屋价格的影响。最后针对防范房地产泡沫给出一些意见和建议。
he investment in real estate increases quickly in the recent years in China. The credit helps real estate develop prosperously, but it also accumulates lots of risks at the same time. This article is a study about the effects between the bubbles in real estate and the credit. In this article, credit contains the quantity and also the monetary policy. In our models, we will study the effect about the exist of the mortgage on the bubbles in asset prices. The other model shows the proportion of the prior pays of the mortgage also affect the bubbles in asset price. It will give some advices and suggestions for avoiding bubbles in real estate at last.
