城市轨道交通作为一种大运量交通工具,不仅改变了人们的出行方式,也对其周围住宅价值产生影响。为探索城市轨道交通对周边住宅价格影响的时空效应,本文以成都地铁3号线为研究对象,通过HPM和GWR模型对比分析,揭示了地铁对住宅价格的空间效应;进一步,在考虑时空效应情况下,发现地铁对住宅价格的影响存在时间分异,表现出地铁开通前后,对周边房价有不同的影响。

s a kind of mass transit vehicle, urban rail transit not only changes the way people travel, but also affects the value of surrounding houses. In order to explore the time and space effect of urban rail transit on the price of surrounding houses, this paper takes Chengdu Metro Line 3 as the research object, and through the comparative analysis of HPM and GWR models, reveals the spatial effect of subway on residential price; further, considering the space-time effect , it is found that the impact of the subway on the residential price varies from time to time, showing that before and after the opening of the subway, there are different effects on the price of surrounding houses.
