首次置业的自住型购房群体潜在需求和潜在购买力的定性分析
Qualitative Analysis of the Potential Housing Demand and Potential Purchasing Power of the Home Starter Group for Residence Purpose
了解购房者的潜在需求及潜在购买力的状况无论对政府还是开发商都有重要意义,尤其当考察对象事关民生国策的时候。本文主要针对首次置业的自住型购房群体的潜在需求和潜在购买力的关系进行了深入的分析。结果发现,该类购房群体的潜在需求与潜在购买力的关系近似S型曲线。与此同时,在对购买力进行分层剖析的过程中率先提出了“贷失临界首付”、“贷直临界总价”及“购房初始累积金”的概念。最终,进一步分析得到“随着平均房价的增长,该类购房群体的潜在需求逐渐增大”的结论。
It is of most importance to find out the potential demand (PD) and potential purchasing power (PPP) of house purchasers, particularly of those whose living conditions should be paid more attention, for both government and real estate developers. In this paper, we go into the relationship between PD and PPP of home-starters for residence purpose. It is concluded that, PD-PPP relationship for this group of house purchasers can be expressed in S-shaped curve. Additionally ,the concepts of “the critical first payment of loan sales and no affordability” “the critical house price of loan sales and direct purchasing” and “initial accumulative money for house purchasing” are first introduced in the analyzing process for the purchasing power stratification. Finally, we obtain the conclusion: with the rise of average house price, the PD of home-starters for residence purpose tends to increase gradually in the same time.
