北京住宅市场挂牌价格和成交价格的关系研究

Study on Relation between Listing Price and Transition Price of the Housing in Beijing Housing Market

本文探讨了北京住宅市场挂牌价格和成交价格的关系。基于北京住宅市场的微观数据,采用了Hedonic价格指数法得出月度价格指数,即挂牌价格和成交价格分别作为因变量建立两个Hedonic模型,其中时间虚拟变量的回归系数经计算得到两个价格指数序列;再通过协整检验、误差修正模型以及格兰杰因果检验对两个价格的关系进行分析。研究结果显示北京住宅市场的挂牌价格和成交价格存在长期均衡关系;但不同滞后期其因果关系不同。并基于结论从市场透明化和加强住房流动性等角度提出相关建议。

he relationship between listing price and transaction price in Beijing housing market was calculated by Hedonic price index method. In accordance with micro-data of Beijing housing market, monthly price index was estimated by Hedonic price index method , which means two Hedonic models that listing price and transaction price were chosen as dependent variable respectively were separately established and two price index series were computed through regression coefficient of time dummy variable. Additionally, the relationship between the two prices was analysed through co-integration text, error correction model and granger causality text. Eventually, the result showed that the relationship between listing price and transaction price of Beijing housing market was long-term balanced, but the causal relationship was diverse in different lag periods. As a consequence, some pertinent suggestions about improving market transparency and enhancing housing liquidity were listed out.
