基于GRA的房地产市场影响因素评价研究

本文首先利用已知数据得到近几年商品房销售面积走势图,发现在2008年销售面积出现明显下降,主要原因就是金融危机的影响。其次,利用灰色关联度原理研究影响房地产需求的因素。结果显示最主要的影响因素是城市居民人均可支配收入,其他因素影响的程度依次为社会职工平均工资、城市居民人均消费性支出、房地产业生产总值增加值、GDP、城镇以上固定资产投资额、商品房施工面积、房地产开发投资、商品房竣工面积、房屋租赁价格指数、房屋销售价格指数、年末城区人均住宅使用面积、居民居住消费价格指数、居民消费价格总指数、全市各类房屋竣工面积和房屋销售价格指数。

In this paper,firstly,we makeuse of known data in recent years get the figure of the sales of commercial residential building, found that sales area noticeably decline in 2008, the main reason is financial crisis. Secondly, we use the Grey Relation Analysis to research the factors that affect the demand for real estate markets.Result shows that the most important factor is the per capita disposable income of urban residents, other factors that influence the extent of the order is the average wage of social workers, per capita consumption expenditure of urban residents, the Housing Gross value added in industrial production, GDP, urban investment in fixed assets,commercial housing construction area, real estate development and investment, commercial housing completed in an area, the rental price index, housing sales price index, per capita residential floor area, residents living consumption price index, the consumer price index, the city completed an area of various types of housing and housing sales price index.
