基于空间异质性分析的购房者偏好与房价研究
Homebuyers\' preference and house price based on spatial heterogeneity analysis
公共设施会影响住房价格已得到许多学者的认可,但是购房者对住房本身特性的选择是否会影响公共设施对房价的作用强度还有待于我们探索。本文从购房者对公共品边际支付意愿的角度出发,利用hedonic模型与GWR模型对交通,菜市场,医院等设施以及住房区位因素对房价的影响进行分析。不同购房者对住房户型的选择是不同的,因此该研究进一步利用K-means聚类以及基于信息增益分箱的方法对满足不同购房者户型需求的住宅进行划分,并基于此结合GWR模型构建对比模型分析了地方公共品对不同户型住房价格影响的差异性,揭示了地铁、公交车站、医院、超市等公共资源对大户型住房溢价效应更为明显的现象。我们的研究对政府规划配置公共设施资源以及开发商的选址与户型规划的具有参考意义。
It has been recognized by many scholars that public facilities can affect the housing price, but it remains to be explored whether the buyers\' choice on the property of the house itself will affect the effect of public facilities on the housing price.In this paper, from the perspective of buyers\' marginal willingness to pay for public goods, hedonic model and GWR model are used to analyze the impact of traffic, vegetable market, hospital and other facilities as well as housing location factors on housing price.Buyer\'s choice of housing family is different, so the research to increase the use of K - means of clustering and information gain points based method to meet the demand of different buyers family residential division, and contrast model was constructed based on the combination of GWR model analyzed the impact of local public goods of different family housing price differences, reveals the subway, bus stations, hospitals, supermarkets and other public resources to the phenomenon of large family housing premium effect is more apparent.Our research is of reference significance to the government\'s planning and allocation of public facilities resources as well as the site selection and house type planning of developers.
